Short-Term Financing, Bridge Loans (Hard Money Loans)

Hard money, lenders offer a specialized type of real-estate backed loan. They provide short-term loans (also called bridge loans) that are fundings based on the value of real estate that collateralize  the loans. Hard money lenders typically charge much higher interest rates than banks do because: they fund deals that do not conform to bank standards, and they do not take the typical lengthy time frames that most banks will require to secure financing.

 

Most hard money lenders lend up to 60% of the selling price. Lenders may lend more than 60% if the future Loan-to-Value (LTV), based on After Repair Value (ARV), is under 65%. Some will go as high as 80% or even 90% LTV as long as the future LTV is under 65%. There are other considerations that affect the lenders’ decisions with regards to maximum LTV - the location of the properties, the income (if any), the nature of the repairs that may have to be performed, and the financial strength of the buyers.

 

In addition to the down payment, a borrower must have a sufficient cash reserve to: complete the fix-up of the property and allow for contingencies in the event that the property  cannot be flipped or rented quickly enough.
